1994 – 2004 Forward Asset Management, Asset Manager, Consultant and Real Estate Appraiser.  Conducted valuation research and analysis for Hallmark Appraisal Company.  Specialized in tax appeals and condemnation appraisal.

REAL ESTATE FINANCE:

1979 – 1988  Consultant in the areas of Investments, Real Estate Finance and feasibility studies.

Clients included:  Large corporations, municipalities, private investors and developers.  Affiliated with Miller and Kafes Associates, and theRodney L. White Center for Research at the Wharton School, University of Pennsylvania.

BANKING

1976 – 1979 Economist in charge of tracking competition between Thrift Institutions and Banks at the Federal Reserve Bank of New York.

Advised top management on regulatory and policy issues involving bank structure and competition at the Federal Reserve Bank of New York.

TEACHING EXPERIENCE:

1988 – 1994 Penn State University, Malvern Campus, Financial Management, Statistics and Regression analysis at the Graduate level.

1981 – 1987 Associate Professor:  Hofstra University.  Developed a program in Real Estate Finance and Investments at the Graduate and Undergraduate levels.  Other assignments included:  Capital Markets and Money and Banking.  Served on the school of Business Executive Committee.
